Landlord gas safety certificates (CP12)

Annual gas safety checks for rented homes, carried out by a Gas Safe registered engineer, with a reminder before the next one is due.

If you let a property with gas appliances, the law requires a gas safety check by a Gas Safe registered engineer every 12 months. The record from that check is what most people call a CP12 or landlord gas safety certificate.

David checks every gas appliance, flue and fitting in the property, records the results and gives you the certificate. If anything fails, he explains what needs doing and prices it before carrying out any work.

We work with individual landlords and letting agents across Glasgow and Lanarkshire, and we set a reminder so your next check is booked in good time.

What the gas safety check covers

  • Every gas appliance in the property checked for safe operation
  • Flues and chimneys checked so fumes are removed safely
  • Gas tightness test on the installation
  • Gas pressure and burner operation checked
  • Ventilation and air supply checked
  • Gas safety record (CP12) completed and issued
  • Any defects explained and priced before work
  • A reminder before the next check is due

What landlords need to know

  • Every 12 months

A gas safety check is a legal requirement every year for rented homes with gas appliances.

  • Keep the records

Landlords must keep each gas safety record for at least two years.

  • Give tenants a copy

Existing tenants need a copy within 28 days of the check, and new tenants before they move in.

The check must be done by a Gas Safe registered engineer. You can check our number, 540372, on the Gas Safe Register.

No surprises

Certificate pricing

We confirm the price when you book, based on the number of gas appliances in the property.

If an appliance fails, David explains why and gives you a price to put it right. You are never charged for work you have not agreed to.

Brilliant service.

Our boiler broke down. Phoned David in the morning and boiler repaired in afternoon. Priced the job for parts and labour before starting. Good price. The next week we had no hot water. A different problem than before. Again David came out and told us what was wrong. Priced the part and labour and gave us a date for the job. Everything sorted!

Questions

Landlord gas safety certificates: common questions

More answers on our FAQs page.

How often do I need a landlord gas safety certificate?

Every 12 months. Under the Gas Safety (Installation and Use) Regulations 1998, landlords must have every gas appliance, fitting and flue they provide checked each year by a Gas Safe registered engineer.

What is a CP12?

CP12 is the name commonly used for the landlord gas safety record. It lists each appliance checked, the results, and any defects found. Landlords keep it for at least two years and give tenants a copy.

Can you deal with my letting agent or tenant directly?

Yes. Just give us the contact details and we can arrange access with your tenant or agent and send the certificate to whoever needs it.

What happens if an appliance fails the check?

David explains the problem and makes the appliance safe if needed. He then gives you a price for the repair, and nothing is done until you agree to it.

Can you service the boiler at the same time?

Yes. Many landlords combine the gas safety check with the annual boiler service, which keeps the manufacturer warranty valid and saves a second visit.
