Gas engineer in Shawlands
Close stairs, bay windows and a boiler squeezed into a kitchen press: that is the reality of heating a Shawlands flat. Most people here live in a sandstone tenement, and the work suits an engineer who has seen most things before.
That is David Crombie. Over 27 years in gas and heating, 20 of them with British Gas, he has worked on just about every kind of boiler in just about every kind of flat. He now runs Crombie Gas, our family business in Uddingston, and chose to work for himself so he could offer people a personal service again. Repeat customers and recommendations keep us busy.
You will not get a sales pitch from us. David explains what he finds, gives you a price covering parts and labour before he starts, and checks whether a repair will do the job before talking about a new boiler. When replacement is the right answer, he shows you why.
We are Gas Safe registered (540372) and work seven days a week, 8am to 8pm, across Shawlands, Langside and the surrounding south side.
Areas of Shawlands we cover
We work all around Shawlands Cross and along Kilmarnock Road and Pollokshaws Road, through the grid of side streets running off them and over to Crossmyloof. On the eastern side we cover Langside and the streets bordering Queen's Park, and to the south we carry on into Newlands. Most of these homes fall under G41 or G43, and David is well used to parking up, carrying tools up three flights and finding the right press in the right flat.

What we do in Shawlands
New boilers in Shawlands
A new boiler in a Shawlands flat is mostly about fitting the right combi in limited space with a safe, compliant flue position. We fit mostly Worcester Bosch, and as a Worcester Bosch accredited installer in Shawlands we can extend the manufacturer guarantee on qualifying models. David will talk you through what fits your press.

Tenement boilers often work hard heating tall rooms, so a yearly service is worth having. It also keeps most manufacturer warranties valid. We send you a reminder each year, and David checks the burner, flue, seals and safety devices every time.

No heating, no hot water or a boiler that keeps locking out: David will diagnose it properly and give you a price before repairing anything. He works on Worcester Bosch, Vaillant, Ideal and Vokera boilers, which covers most of what is fitted in Shawlands flats.

Shawlands has a large private rented market, and every let with a gas supply needs an annual gas safety check. We inspect the boiler, hob and any other gas appliances, issue the CP12 and remind you before the next one is due.
More about landlord gas safety certificatesHeating a sandstone tenement flat
The heart of Shawlands is red and blond sandstone tenements from the late Victorian and Edwardian years, three or four storeys high with generous ceilings. Lovely to live in, but they bring particular heating questions. High ceilings and big windows mean a lot of air to heat, and many flats still have a mix of radiators from different decades.
Most flats here run a combi boiler, and space is always tight. Where the flue can go is often the deciding factor when a boiler is replaced, because the regulations set clear distances from windows, and on a tenement there are a lot of windows. Condensate pipes that run outside can freeze in a cold snap and shut the boiler down. Top-floor flats may need extra care with flue runs through the roof. David plans around all of this before he fits anything.
Great service!
We struggled to find a gas engineer to fix our problems for a couple of months, everyone had issues with parts etc etc. Within hours David came out and fixed all the problems for 10% price quoted by two other engineers. We were very impressed but ultimately David just knows what hes doing. 10/10
Gas engineer in Shawlands: your questions
Can the flue on my Shawlands flat go out the same wall as before?
Sometimes, but not always. Flue rules have tightened over the years, and a position that was acceptable when the old boiler went in may not meet today's clearances from windows and openings. David checks this on the survey and explains your options before you commit to anything.
My boiler shuts down every time there is a hard frost. Why?
In tenement flats the condensate pipe often runs down the outside wall, and when it freezes the boiler locks out. Pouring warm, not boiling, water over the pipe can free it temporarily. The lasting fix is usually rerouting or insulating the pipe, which David can price for you.
Do you cover the Langside and Newlands side of Shawlands?
Yes. Langside, Crossmyloof, Newlands and the streets around Queen's Park are all part of our regular round on the south side, covering G41 and G43. Shawlands is usually 20 to 25 minutes from our base in Uddingston, so the whole area sits comfortably within our normal working week.
I let a flat in Shawlands. What does the gas safety check involve?
David checks every gas appliance in the flat, the pipework and the flues, makes sure they are burning safely and are adequately ventilated, then issues a gas safety record, often called a CP12. You must give a copy to your tenants and repeat the check every 12 months.
