Questions we get asked a lot

Straight answers about boilers, servicing, repairs and landlord certificates. If yours is not here, just ask.

General

When should I replace my boiler?

Most gas boilers last between 10 and 15 years, and with a yearly service we regularly see them reach that. Around the 10 year mark it is worth a conversation: newer boilers are noticeably more efficient, which shows on your gas bill. If yours is running well, we will tell you so.

How often does my boiler need a service?

Once every 12 months. Most manufacturers need a yearly service to keep the warranty valid, so we set a reminder for every customer and get in touch when the next one is due.

My boiler is playing up. Can it be repaired?

Usually, yes. Most faults are not as bad as they first seem. We look at every option, give you the price for each and let you choose. We never go straight to recommending a replacement.

Do you give a price before starting?

Always. David prices the job, parts and labour, before any work begins, so there are no surprises when it is finished.

Which areas do you cover?

We are based in Uddingston and cover Glasgow and Lanarkshire, from Hamilton, Motherwell and East Kilbride to the east end, the south side and East Renfrewshire. See our areas page for the full list, and ask if yours is not on it.

When are you open?

We are open 7 days a week, from 8am to 8pm.

How do I know you are Gas Safe registered?

Our Gas Safe Register number is 540372. You can check it on the Gas Safe Register website, and David carries his Gas Safe ID card on every job.

What should I do if I smell gas?

Open doors and windows, do not use electrical switches or naked flames, turn off the gas at the meter if you can, and call the National Gas Emergency Service on 0800 111 999 straight away. Once the emergency service has made it safe, we can help with the repair.

Boiler installation

Which boiler brand do you recommend?

Worcester Bosch is our first choice and the brand we are accredited to install, which means we can offer an extended manufacturer guarantee of up to 12 years depending on the model. We also fit Vaillant, Ideal, Vokera and the other major makes when one of those suits your home better.

Should I get a combi or a system boiler?

Combis suit most flats and smaller homes because they heat water on demand and need no tank. Homes with two or more bathrooms in use at once often do better with a system boiler and a hot water cylinder. David will look at your home and explain the options plainly.

How long does a boiler installation take?

A straight swap is usually done in a day. Moving the boiler, changing the type of system or converting from a back boiler takes longer. We will tell you how long your job will take when we price it.

Can you move my boiler to a different room?

Often, yes. It depends on where the flue can exit, the gas pipe route and where the condensate pipe can drain. David will check all of that on the visit and include it in the price if it is possible.

Do I need a new boiler, or can mine be repaired?

We always look at repair first. If your boiler is reliable and parts are available, a repair is usually the sensible choice. We only recommend a replacement when it genuinely makes more sense.

Boiler servicing

How often should my boiler be serviced?

Once every 12 months. Most manufacturers need a yearly service to keep the warranty valid, and it is the best way to catch small problems before they turn into breakdowns.

Will you remind me when my next service is due?

Yes. We set a yearly reminder for every customer and get in touch when the next service is due, so your warranty stays valid without you having to remember.

How long does a boiler service take?

Usually around an hour for a straightforward service. It can take longer if the boiler needs a deeper clean or if David finds something that needs a closer look.

Do I need to be in during the service?

Someone needs to let David in and be available at the end so he can talk you through what he found. You do not need to stay in the room.

Boiler repair

My boiler has stopped working. What should I check first?

Check the pressure gauge is between about 1 and 1.5 bar, that the gas and electricity are on, and that the thermostat is calling for heat. In cold weather, check whether the condensate pipe outside has frozen. If you smell gas, call the National Gas Emergency Service on 0800 111 999 straight away.

Can you repair any make of boiler?

We repair all the major makes, including Worcester Bosch, Vaillant, Ideal, Vokera, Baxi and Glow-worm. For very old or obsolete models, we will tell you honestly if parts are no longer available.

Will you tell me the price before you start?

Always. David finds the fault first, then gives you the price for parts and labour. Nothing is done until you are happy to go ahead.

Is it worth repairing an old boiler?

Often, yes. If the boiler is otherwise reliable and parts are easy to get, a repair usually makes sense. If it keeps breaking down or parts are scarce, we will explain why a replacement might be better value and leave the choice with you.

Landlord gas safety certificates

How often do I need a landlord gas safety certificate?

Every 12 months. Under the Gas Safety (Installation and Use) Regulations 1998, landlords must have every gas appliance, fitting and flue they provide checked each year by a Gas Safe registered engineer.

What is a CP12?

CP12 is the name commonly used for the landlord gas safety record. It lists each appliance checked, the results, and any defects found. Landlords keep it for at least two years and give tenants a copy.

Can you deal with my letting agent or tenant directly?

Yes. Just give us the contact details and we can arrange access with your tenant or agent and send the certificate to whoever needs it.

What happens if an appliance fails the check?

David explains the problem and makes the appliance safe if needed. He then gives you a price for the repair, and nothing is done until you agree to it.

Can you service the boiler at the same time?

Yes. Many landlords combine the gas safety check with the annual boiler service, which keeps the manufacturer warranty valid and saves a second visit.

Power flushing

What is a power flush?

A power flush is a deep clean of your central heating. Water and cleaning chemicals are pumped through the pipes and radiators at high flow to remove sludge, rust and scale, then the system is refilled with clean water and inhibitor.

Do I need a power flush before a new boiler?

Usually, yes, unless the system is already clean. Fitting a new boiler to a system full of sludge shortens its life, and most manufacturers expect the system to be cleaned and treated when a new boiler is fitted.

How long does a power flush take?

Most homes take most of a day, depending on how many radiators there are and how dirty the system is. David will give you an idea when he prices the job.

Will a power flush fix cold radiators?

If the cold spots are caused by sludge, it usually makes a big difference. Some cold radiators are down to balancing, valves or air instead, so David checks the cause first.
